Full Job Description

To carry out day to day maintenance on the fabric of the building, its services and grounds in order to ensure that the Care Home is maintained in a safe and efficient functional order., 1. Report and action any known defects to appliances, damaged furniture/equipment and any other potential hazards to the Home Manager, who will advise accordingly.

2. Ensure the maintenance of the Care Home's exterior, including:

o Up keep any sheds, outbuildings and areas in which waste is stored in a clean and tidy condition.

o Clear snow and grit the drive, paths and any areas to which Service Users, Visitors or Staff Members have access.

o Where applicable, cut the grass around the building and tend to any flowerbeds, hanging baskets, clear paths of weeds etc.

o Clean all signs/lighting outside the Care Home at ground level or in line with working at heights policy

o Daily cleaning of rubbish and litter from exterior of building.

3. Ensure the maintenance of the internal of the building regarding decoration, including

o Redecoration of bedrooms

o Touch up or full decoration of communal areas and corridors.

o List of works carried out to be kept in the maintenance file

4. Test the alarm system, and log results, weekly. Check call points, fire exits, door retaining devices and fire emergency lights, as specified in Company procedures.

5. Ensure all ventilation units and lights are kept clean. Replace any defective light bulbs/diffusers.

6. Carry out regular visual inspections of all portable appliances and conduct PAT tests as specified in Company procedures. Ensure PAT testing equipment is calibrated as appropriate.

7. Carry out all fire safety checks as laid out in the Maintenance file.

8. Test and record water temperatures monthly to control the risk of Legionella and as specified in Company procedures.

9. Maintain a Maintenance Book in which defects are recorded by Staff Members. Use this book to affect repairs/replacements daily.

10. Assist/supervise with deliveries to the Care Home. Monitor delivered goods closely.

11. Complete all relevant documentation in regard to the role.

12. Liaise with Home Manager or delegated Staff Member regarding maintenance work to be carried out and in a safe manner

13. Ensure all commodities used in and around the Care Home are sensibly conserved by all Staff Members.

14. Attend mandatory training days/course, on or off site as and when required.

15. Adhere to the Care Home disposal of waste policy.

16. Ensure that paints and varnishes are used and stored only in accordance with manufacturer's instructions. Ensure areas in which any painting/varnishing work is being done are well ventilated and safe for Service Users, Visitors and Staff Members.

17. Report immediately to the Home Manager or Person in Charge any illness of an infectious nature or accident incurred by a Service User, colleague, self or another.

18. Understand, and ensure the implementation of the Care Homes Health & Safety policy and Emergency and Fire procedures.

19. Ensure that all existing stocks are maintained in a safe and tidy environment and re-order as and when required.

20. Inform the Home Manager or Person in Charge of any visit to the Care Home by external maintenance staff. Record the visit in the appropriate manner and in line with the Health and Safety Policy.

21. Undertake driving duties if required by Home Manager or Person in Charge limiting trips to necessary mileage only i.e. frequent visits to GP should be reduced by planning.

22. Notify the Home Manager or Person in Charge as soon as possible of your inability to report for duty and also on your return to work from all periods of absence.

23. Promote and ensure the good reputation of the Care Home and Company at all times

24. Ensure the security of the Care Home is maintained at all times and report any breaches.

25. Adhere to all Company policies and procedures within the defined timescales.

26. Ensure all equipment used by the handyperson is clean and well maintained.

27. Carry out any other tasks that may be reasonably assigned to you.

28. Be 'On Call' for advice/action in any emergencies which may arise out of hours.

29. Where a 'fault' cannot be rectified, provide details of the fault to the Home Manager or Person in Charge as soon as possible so that services are not disrupted for lengthy periods and appropriate instructions can be given regarding action to take.

· General maintenance knowledge/experience e.g. minor electrical, plumbing, joinery

· Good communication skills

· Confident team player

· Willingness to receive training on current Health & Safety/Fire/EHO issues

· Satisfactory DBS check and check against the ISA list

· Ability to work on own initiative

· Use of a car or van

Desired:

· Understanding of central heating systems, laundry equipment and hot and cold water systems

· Knowledge of current Health and Safety regulations

· Worked in a care environment previously

· Clean driving license
